Business and Technical Experience:

Ms. Schmeltzer has over 20 years of experience in the affordable housing industry.  She began her career in the Public Housing and Housing Choice Voucher application offices of AMHA, managing several large relocation projects associated with demolition and/or comprehensive modernization of both family and elderly properties.

Ms. Schmeltzer later managed AMHA’s Public Housing Central Recertification Department working directly with the local HUD field office as the agency’s liaison for public housing audits.  She also managed the Contract Administration Department and was responsible for the administration and auditing of the region’s PBRA properties as a member of the Ohio Performance Based Contract Administration (PBCA) consortium as well as the administration of multiple Traditional CA contracts.

In her most recent role as Deputy Director for Administration, Ms. Schmeltzer took the lead as the agency’s executive representative for the Ohio Housing Authority Conference, the statewide organization of housing authorities, and the local Continuum of Care (COC). She was responsible for the development and submission of the agency’s PHA 5-year and Annual Plan. She directly managed the agency’s assisted housing portfolio which includes:

Additionally, she directed several new initiatives, such as logistics related to major software upgrades, acquisition and renovation of new office space, leasing and compliance for new mixed finance properties as well as working with community partners on the re-entry pilot program for returning citizens and the integration of Akron’s immigrant families.
